Application Screening Policies

Application Process:

  • There is a non-refundable application fee of $60 per applicant.
  • Each person 18 years or older that will be residing in the home, are required to submit their own application.
  • Each person under the age of 18 who will reside in the home (even temporarily) must be listed as additional occupants on the application.
  • Completed applications are processed in the order they are received.
  • If you have a co-applicant all applications must be completed before submission to the background company
  • One request will be made for any REQUIRED documentation that is missing. If the requested information is not received within 3 business days, the application will be denied.
  • All applicants are required to sign a release form to perform the required background check.
  • Inappropriate demeanor toward any 333Rent employee or it’s representatives can impact the outcome of the application
  • Any information provided that is incomplete, unverifiable, inaccurate, or falsified will impact the overall decision of your application.
  • The application process takes 5-7 business days to verify all required documentation.

Rental History:

  • Each applicant (if applicable) must provide verifiable rental history for a minimum of 1 full year.
  • Applicants must provide contact information for past landlords ( if applicable).
  • If you do not have previous rental history or lack a full year, a qualified co-signer would be considered.

Employment/Sufficient Income Information:

  • Gross household income must be an average of 3 times the amount of rent.
  • Must provide 3 months of verifiable income recent pay stubs, financial aid statement, employer contact, proof of self-employment, proof of non-employment income, Social Security letter and/or Housing Voucher
  • If you are self-employed, an independent contractor, or operate under an LLC or other business entity, you are required to provide at least six (6) months of verifiable income documentation. Acceptable forms of verification include, but are not limited to:
    • Business bank statements clearly showing regular income deposits;
    • IRS or state-issued tax return transcripts or filings.
    • All documentation must clearly reflect income earned from the business you own and operate. Incomplete or unverifiable documents may result in the denial of your rental application.
  • Applicant(s) must have current verifiable employment and income.
  • If applicant does not have verifiable income equaling 3 times the rent, a qualified co-signer would be considered.

Credit/Criminal/Eviction Reports:

  • Each rental application will be submitted for a credit, criminal and civil background check.

Co-Signers:

  • All co-signers are held to the same standard as applicants.
  • Co-signer’s income must meet or exceed 4 times the amount of rent.
  • Co-signers may cover an applicant’s lack of rental history or income.
  • All co-signers must read and sign our co-signer agreement.
